We run board across the framing so every seam lands on solid backing, and we keep butt joints away from window and door corners where a shore house moves the most. Ceilings get hung before walls so the wall board carries the ceiling edge, and on framing spaced 24 inches on center we use 5/8" panels, because 1/2" board on wide spacing is the sag you notice two summers later.

A block from the water, board choice is not academic. Bathrooms, laundry areas, and any wall that backs plumbing get moisture-resistant panels. The wall between an attached garage and the living space gets at least 1/2" gypsum board on the garage side, and where habitable rooms sit above the garage, New Jersey requires a one-hour fire-resistance-rated separation, commonly built with 5/8" Type X board. Everything else is standard 1/2", and we verify the assembly on site rather than assume the plan covered it.

New Jersey treats replacing interior finishes on less than 25 percent of the wall area of a one- or two-family home as ordinary maintenance, with no permit (N.J.A.C. 5:23-2.7). Rehanging most of a floor, a basement from bare studs, or work tied to structure or fire safety goes through your town's construction office first.
